Our team

The team that builds it is our own

We are not a middleman who wins the job and hands it on. Our own staff design it, our own pool of trades build it, and our own project manager runs the site.

  • We never outsource design. Our architects and interior architects are on our own staff. The drawing, the 3D visual and the construction detail all come from the same team, so nothing gets lost between the drawing and the site.
  • The pool is closed. In every trade we work with teams we have used for years — insured and certified. We don’t chase the cheapest bid on every job and put strangers into your home.
  • We buy direct from suppliers. We hold agreements with manufacturers and suppliers for materials, furniture, appliances and joinery. With the middleman removed, both price and lead time stay under our control.
  • Supervision stays with us. We don’t leave the site to the subcontractor’s own supervision; the project manager and site foreman are on our payroll.
What we do bring in from outsideOnly the work that has to be independent by law: structural design, statutory building inspection and the soil survey. Where something calls for separate expertise — specialist restoration, for instance — we bring in an outside expert, and we tell you when we do.

How we work

Four stages, and you know what happens in each

We don’t like surprises. What gets done at each stage, how long it takes and when a payment falls due is all written down before we start.

    Site visit and quote

    We come to the property, take measurements and listen to what you want. Within two working days you have a budget range and an indicative schedule.

    Planning and selections

    Drawings, material selections, three separate trade quotes. You make the decisions; we put them in front of you in the same format every time.

    Construction

    The site is ours. A photo report every week, every payment tied to work actually completed, every change in writing.

    Handover and warranty

    We walk the property together and draw up a snag list; there is no final payment until that list is closed. A written workmanship warranty follows.

Where your money goes

Most of the budget disappears where you can’t see it

On a renovation the most expensive items are the ones that end up behind the wall. Knowing that from the start is what lets you read a quote properly.

These are typical proportions, not a fixed rule: the number of bathrooms, the metres of cabinetry and the material choices shift the split considerably. The chart is here to prepare you for one thing — most of the money goes into wet rooms and into services you will never see, while paint, the thing you notice most, is one of the smallest items. Our management fee is not inside this split; it is separate, a single line item, and its rate is written into the contract.

How is your fee worked out?

We quote a single rate, and the ceiling on that rate is written into the contract. We take no hidden margin on materials and no undisclosed commission from the trades. You can see what we take and what we pay out.

Does your own team do the work?

Yes. Our own architects and interior architects do the design, our own pool of trades does the building, and our own project manager and site foreman run the site. Materials come direct from our suppliers. The only work that goes outside is what must be independent by law: structural design, statutory building inspection and the soil survey. If you want a benchmark, we will bring in two further quotes from outside the pool and set them beside ours — your right to compare never goes away.

Can you tell me at the outset how long the work will take?

After the site visit we give you a schedule and set out, stage by stage, when each piece of work finishes. If something slips, you hear the reason and the new date within the same week.

I’m abroad — how do I follow the work?

A weekly photo report, a video walkthrough every fortnight, and a live call at the moments that matter. No payment leaves without your approval. The detail is here.

What if I’m not happy with the work?

At handover we walk the property together and draw up a snag list. No final payment is made until that list is closed. For the period after handover you get a written workmanship warranty.
