SCOPE
You never decide without seeing it
Interior architecture isn’t a separate service with us — it is where the project begins. The room layout, the material palette and the 3D visuals come from our own staff; because the visual you approve and the detail built on site are the work of the same team, nothing gets lost in between.
The visual you approve and the drawing that reaches site come from the same team.

WORTH NOTING
Where the work gets difficult on this item
We say these things at the quotation stage, not afterwards. We don’t like surprises.
- A visual is a commitment. The material we show in a 3D visual is written into the material schedule by brand and code. What arrives on site is not something similar — it is the same thing; if it has to change, we ask you, with the reason.
- The material schedule is the source of the budget. The firm quantities and the firm budget come out of that schedule. A price given before the schedule is complete is an estimate — and we don’t present that estimate as a firm price.
- If a selection is late, the programme slips. Tile, natural stone and joinery all have lead times. One late selection postpones the five jobs behind it together.
- The style is yours, the detail is ours. You decide what kind of home you want. Our job is to turn that decision into something buildable, durable and within budget.
THE DECISION CALENDAR
Which decision you make, and when
Every line becomes an annex to the contract. If a date slips, the work behind it slips too.
- Weeks 1–3Concept and layoutThe room plan, the material direction and the 3D visuals.
- Weeks 3–4Long lead-time itemsJoinery, natural stone and imported tile are ordered here.
- Weeks 5–6Room-by-room material scheduleThe firm quantities and the budget come out of this schedule.
Design is not inside the management fee; it is a separate, single line item in the contract. If you would rather work with your own architect, this item drops out of the scope.
Let’s talk about the Interior Architecture item.
The survey commits you to nothing. We come to the property, take measurements, and talk about what can be done under this heading.
