Project stages

Four stages, four sign-offs

Each stage ends at an approval gate. The next stage doesn’t start until you sign off; everything in between is on us.

At a glance

Timeline and approval gates

The durations are real ranges from completed projects; they vary between an apartment, a villa and commercial premises.

  1. 01

    Site survey and quote

We come to the property, take measurements and listen to what you want. Within two working days you have a budget range and an indicative schedule.

    1–2 weeks
  2. 02

    Planning and selections

Drawings, material selections, three separate trade quotes. You make the decisions; we put them in front of you in the same format every time.

    2–4 weeks
  3. 03

    Construction

The site is ours. A photo report every week, every payment tied to work actually completed, every change in writing.

    6–20 weeks
  4. 04

    Handover and warranty

We walk the property together and draw up a snag list; there is no final payment until that list is closed. A written workmanship warranty follows.

    1–2 weeks
01Stage 1

We come and look

We come to the property, take measurements and photograph the existing condition. We listen to what you want and tell you what is possible and what will be difficult. We check the age of the plumbing, the structural system and the state of the wet areas — most surprises are caught right here.

At the end you get a budget range and a rough timeline. Not a fixed price, a realistic range — because a fixed price cannot be given before the materials are chosen. Whoever gives one raises it later.

02Stage 2

We design it and firm up the price

Concept first: room layout, material and colour direction, 3D visuals. On the concept you approve we work up the detail — construction drawings, electrical and plumbing layouts, a room-by-room material list.

At this stage we ask you for a handful of decisions, and we give you their dates upfront. The kitchen, the carpentry, imported fittings and furniture, smart-home infrastructure — these have long lead times, so they have to be locked in early.

Once the material list is complete the final quantities come out and the real budget takes shape. We sign it together with the payment schedule.

  • Duration4–9 weeks
  • Approval gatethe final budget and the payment schedule are signed
03Stage 3

Work begins

Our own team sets the work up: crews from our pool are assigned for electrics, plumbing, tiling, painting, carpentry and door and window frames, and the programme and the scopes of work are written by us. If you want to benchmark the price, we take two more quotes from outside the pool and put them next to our own; we make the decision together.

Permits are obtained, insurance is arranged, working hours are agreed with the building management and the neighbours are informed. Then the site opens.

From then on your report arrives every Monday: what was done, how much was spent, which decision is waiting on you and what happens next week. If you like, we connect live and walk the site on your screen.

Payment follows the measurement of the work done on the 1st and the 15th of the month. No tradesman is paid before you approve.

  • Duration4–16 weeks
  • Approval gateevery progress payment and every variation with your separate approval
04Stage 4

Handover and afterwards

When the work is finished we walk through together and draw up a snag list — a cabinet door that won’t close, a missing bead of silicone, a scratched tile. Nothing counts as delivered until every item is closed.

Then the final clean, moving the furniture into place and training on how the systems work. You get a handover file: drawings showing what is where, warranty certificates, user manuals and a maintenance schedule.

Throughout the warranty period we remain your point of contact. You won’t have to chase tradesmen yourself.

  • Duration1–2 weeks
  • Approval gateno final payment until the snag list is closed
  • After handover12-24 months of warranty follow-up

Your role

Four decisions, that’s all

The rest is on us: our design staff draws it, the crews in our pool build it, materials come from our suppliers, we chase the permits, and our own site manager supervises the work.

01

You approve

You approve the scope, the budget and every change. Nothing is built without your approval.

02

You choose

We put the material options, and any benchmark quotes, in front of you in the same format. Our own team does the work; you make the decision.

03

You pay

Every payment is tied to work that has been measured and approved by you. There is no full payment upfront.

04

You take handover

We walk through together, the snag list comes out, and no final payment is made until the list is closed.

Start

The first 30 days

The contract is signed. In this business most delays come not from the building work but from a decision made late — so from the outset we write into the schedule which decision you need to make on which date.

You do four things. Everything else is on us.

Decision calendar

What to decide, and when

Every line becomes an annex to the contract. The note on the right tells you what happens if that decision is late — not a threat, a reason.

  1. Day 1-3Scope and budget sign-offThe design and the quantities are built on this sign-off.Everything stops
  2. Week 1Power of attorney and scopeIf you are abroad, the permit application and the utility connections cannot be opened without it.The permit process slips

Preparation

The seven documents we will ask you for

We collect them all within the first week. Anything you don’t have, we obtain — you only have to let us know.

  • Copy of the title deed and ID
  • Architectural drawings and occupancy permit, if you have themIf not, we measure and draw the existing condition ourselves
  • The building’s management plan and the manager’s contact details
  • Consent of the unit ownersOnly if the work affects common areas
  • Earthquake (DASK) and home insurance policy
  • Electricity, water and gas account details
  • Limited power of attorneyOnly if you are abroad — we keep its scope narrow

Payment

When the money actually goes out

At no stage do we ask for full payment upfront. Every instalment is tied to work that has been measured and approved by you.

Rhythm

What your week looks like

The one thing we regularly expect from you over the course of the project: read the Monday report.

MondayWeekly report

Photos, what was done, how much was spent and which decision is waiting on you.

WednesdayOptional call

A 20-minute phone call or a live site tour. If there’s no need, we skip it.

The 1st and the 15th of the monthMeasurement and approval

We measure the work done and show it to you; once you approve, the payment goes out.

Your project panel

Everything on one screen

After the contract we open a password-protected area for you. Inside are the weekly reports, the decisions waiting for approval, the spending table and a dated photo archive.

The photo archive turns out to be the most useful part: which pipe or cable runs where behind the closed-up walls stays in your hands years later.

Bodrum

Site work stops in summer

In and around Bodrum, noisy construction work is restricted between 15 May and 15 October. We build the schedule around that window.

What it means in practiceIn Bodrum no construction work may be carried out between 15 May and 15 October. So Bodrum projects are planned in the spring, start in mid-October and finish before May. Over the summer months we handle the design, the permits and the maintenance work. In other words, if you want to use a house in Bodrum in the summer, you need to make the decision before the autumn.

The first stage is free.

There is no commitment at the site survey. We come to the property, take measurements and talk about what can be done.
