SCOPE

The job ends when the list closes

The most tedious part of a project is usually the paperwork and everything that comes after handover. We take on the permits, the utility connections and the warranty follow-up; the job doesn’t count as delivered until the snag list is closed.

No final payment until the snag list is closed.

WHAT’S INCLUDED

What we do under this heading

All of the following sit inside the same contract. You can take an item out if you want to — but taking it out is your decision, not a limit on what we can do.

Permits and approvals

  • Council permission or a building licence
  • Approval from the building management and the owners’ association
  • Application to the conservation board (where required)
  • Fire department approval (commercial premises)
  • The permit file for short-term letting
  • Lift compliance

Utility connections

  • Electrics
  • Water
  • Natural gas
  • Internet infrastructure

Handover

  • Final clean
  • Moving in and setting up
  • Closing out the snag list
  • Handing over warranty documents and manuals
  • Training on how to use the systems

After handover

  • 12-24 months of warranty follow-up
  • Annual maintenance package: pool, garden, irrigation, air conditioning, boiler

WORTH NOTING

Where the work gets difficult on this item

We say these things at the quotation stage, not afterwards. We don’t like surprises.

  • Permit time is part of the schedule. A building licence or the building’s own consent can drag on unpredictably. That is why we file the permit application before the site opens and write the waiting time into the programme.
  • No paperwork starts without a power of attorney. If you are abroad in particular, neither the permit application nor the utility connections can be opened without a power of attorney. We ask for this document within the first week.
  • The snag list is drawn up together. When the work is finished we walk the property together: a cabinet door that won’t close, missing silicone, a scratched tile. Nothing counts as delivered until every item is closed.
  • We stay your point of contact throughout the warranty. You won’t have to chase tradesmen during the warranty period. The number you call stays the same.

THE DECISION CALENDAR

Which decision you make, and when

Every line becomes an annex to the contract. If a date slips, the work behind it slips too.

  2. Week 1Power of attorney and scopeNeither the permit application nor the utility connections can start without it.

OUT OF SCOPE

Building inspection and technical responsibility, structural calculations and bank loan procedures are required by law to be independent; these three items fall outside our scope. We point you to the right people and take no fee for it.

Let’s talk about Permits, Handover and Warranty.

The survey commits you to nothing. We come to the property, take measurements, and talk about what can be done under this heading.
