Preparing a flat for short-term letting is a different job from an ordinary renovation. The materials have to be hard-wearing, the layout has to suit many different guests, the permit conditions have to be met, and everything has to be finished before the season starts.

What you need to know about the permit
Under the regulation that came into force in 2024, lettings shorter than 100 days require a permit from the Ministry of Tourism. The notarised consent of every owner in the building is required, and in buildings with three or more units the share of short-let flats cannot exceed a quarter of the total. The penalty for operating without a permit is severe.
So this is no longer only a renovation job — it is a compliance job. We run both together. The rules can change, so we check the current conditions with you before applying.
Time and price
A typical two-bedroom flat: [SÜRE] weeks. The price is fixed according to the size of the flat and the specification level you choose — after the survey we give you one number, and that number does not move.
The season calendar matters: in Bodrum the work has to happen between October and March to be ready for the summer season. In Istanbul there is no such constraint.
