SCOPE

Handed over ready to live in

A house isn’t ready when the renovation ends; there are things that still have to go into it. We run the furniture, the appliances and the curtains from one hand too — because the handover date is usually set not by the building work but by the lead times on these items.

The handover date is set by imported furniture and motorised curtains, not by the building work.

WORTH NOTING

Where the work gets difficult on this item

We say these things at the quotation stage, not afterwards. We don’t like surprises.

  • The lead time sets the handover. On imported furniture and motorised curtains the lead time runs to 8–16 weeks. If these items aren’t ordered at the design stage, the house finishes and then waits for its furniture.
  • Motorised curtains need wiring. The cable for a motorised system runs inside the wall. If the decision isn’t made before the electrical plan, either the cable shows or the system falls back to a battery solution.
  • The window frames finish before the curtains are measured. Curtain measurements are taken after the windows and frames are installed. A measurement taken early means a curtain that is short or long.
  • Built-in appliance dimensions tie down the kitchen. Appliance models have to be chosen before the kitchen units are made. An oven changed later changes the unit carcase.

THE DECISION CALENDAR

Which decision you make, and when

Every line becomes an annex to the contract. If a date slips, the work behind it slips too.

  1. Design stageChoosing appliances and furnitureThe dimensions tie down the kitchen and cabinetry production.
  2. End of designLong lead-time ordersImported furniture and motorised curtains, 8–16 weeks.

SHORT-TERM LETTING

We have a separate package for letting: hard-wearing materials, a multi-bed layout and a “ready to live in” handover that includes crockery and cutlery.

Let’s talk about the Furniture, Appliances and Curtains item.

The survey commits you to nothing. We come to the property, take measurements, and talk about what can be done under this heading.
