The architect and interior architect area

Your drawing doesn’t get watered down on site

Having to draw the project and then chase the build is the most expensive burden a design office carries. We take that burden: the pool of trades, collecting quotes, site supervision, progress payments and handover are our job. The detail decisions stay with you.

We have our own design staff. Even so, working with the right designer is a value of its own.

A written undertaking: we won’t take your client

For a client who comes with you, we do not offer direct design services during the project or for 24 months after it is finished. This clause goes into the collaboration agreement, and it works both ways.

Why we put it in writing: nobody in this trade gives that undertaking openly, and it is the number one reason architects don’t trust us. A promise that isn’t written down is not a promise.

Three collaboration models

01

A — You design

The client is under contract with you. We take on delivery management under a separate contract and work in coordination with you. The design fee stays entirely with you; site supervision and progress payments are ours. On the critical details we are on site together.

02

B — We call you in

When a job comes to us and needs design, we recommend you. You contract with the client directly, and we take no commission for the referral. We share the budget range up front so you don’t draw in vain. The project stays in your portfolio.

03

C — Project-based subcontract

You take the design package for a specific job from us. We are the client’s point of contact, your fee comes from us, and payment follows a 15-day progress cycle. For offices that want to fill capacity or work freelance.

What you can expect from us

  • A vetted pool of trades — firms whose references have been checked and who are scored
  • Our own pool does the building; comparison quotes are provided on request
  • Quantity and cost support — you see where a detail takes the budget while you are still drawing
  • Compliance checks on site — verification that the detail you drew has actually been built
  • Professional photography at handover, with the images shared with you at full resolution
  • The design credit given in your name on every project we publish

What we need from you

  • Construction drawings and fabrication details (dwg + pdf)
  • A room-by-room material schedule: brand, model, dimensions
  • Electrical and lighting layout, socket and switch plan
  • Mechanical layout: plumbing, heating, air-conditioning points
  • Joinery fabrication details and the internal fittings diagram
  • Technical drawings for bespoke items
  • Which materials require on-site sample approval

Long lead-time items — the kitchen, joinery, imported taps and furniture, the smart-home wiring — are locked at the end of the concept stage. A change that arrives later means the paint and flooring get done twice; this is the single most common source of friction with an architect, and the only cure is deciding early.

Who decides what

The design decision is yours; the cost and buildability decision is ours. If we see that a detail will break the budget or the programme, we propose an alternative and leave the decision to you and the client. We don’t change it quietly — that is the most infuriating habit in this trade, and we don’t do it.
